PE Real Estate Acquisitions during recession

I'm pretty interested in the growing housing financialisation and widespread real estate investments that large PE firms are engaging in (I read Blackstone has over $500 billion in its international real estate portfolio) and was wondering if anyone had any insider info on this industry's outlook for the future. Obviously, it's a platitude that "you make money when you buy, not when you sell" and so, with the cost of living crisis likely encouraging people to downsize and the zoomification of work making large professional offices redundant in some industries likely causing a reduction in private and commercial property values, is there a conscious effort to exploit this and start buying spaces up? Equally possible this industry is actively bet against by traders, like in 2008 with the bursting of the housing bubble, who seek to short such trades.
